A: In most cases, it only takes between 48-72hrs before your notified if your application has been approved or denied, as we will need time to confirm rental and employment history as well as references.

Q: Once I move in, I want to change the color of the paint and make other changes.  May I do this?
A: As part of the land contract agreement, major renovations made by a tenant are only permissible with written approval by DCHI.  You may, of course, paint, hang paintings of your choice on the wall.  This rule against renovation without permission applies to all renovations, including changing your carpeting or other flooring, installation of built in appliances, etc.

A: DCHI offers two ways to make your monthly payments on time: 1.) You may mail your payment in the form of cashier ck or money order to 19785 W. 12 Mile Rd, Suite 809, Southfield, MI 48076 and 2.) You may make an online payment by clicking 'Make Payment' located under the 'Better Tomorrow' Prgm tab.

A: DCHI ensures that ALL of our properties have clear title and are free of liens prior to listing the property for sale.To ease your fears you can also go to the City of Detroit's 'Property Current Tax Search' and Select the search for Address and type in the address of the property you are purchasing. Under the category 'OWNER NAME' you will see Darrnell Welch (owner)/DC Holdings & Investments, LLC  is the true owner.

A: Again, DCHI ensures that ALL of our properties have clear title and are free of liens prior to listing the property for sale.To ease our fears you can also go to the City of Detroit's Wayne County Treasury website under 'Tax Payment Options' , click 'Enter Site' then click 'Accept Disclaimer' ...lastly type in the property address and click search. If there are any back taxes, the search will return the amount owed.
Q: Can I make a cash payment?
A: Unfortunately, DCHI does not accept cash payments in order to avoid confusion and inaccuracies in payments.

Q: Who is MSHDA?
A: The Michigan State Housing Development Authority (MSHDA), was established in 1966 in an effort to provide assistance to create affordable housing.

Q: What is the required down payment when using the MSHDA down payment assistance program?
A: When using the MSHDA program, you can purchase a home with as little as 1% down.

Q: Is the MSHDA down payment assistance only for first time buyers?
The program varies from county to county, and in some cases from city to city. For example, in Washtenaw county you do NOT need to be a first time buyer. However, in SOME cities in Wayne county you do have to be a first time buyer. 

Q: What is the definition of a first time buyer?
A first time buyer is a buyer who has not owned a home in the past 36 months.

Q: Is the MSHDA program only for low income households?
NO. The MSHDA program has increased income limits. For example, a home buyer in Washtenaw county can have household income that exceeds $100,000. 

Q: How come my lender never mentioned this program?
Many mortgage companies are not approved by the state of MI to offer this program. MSHDA does not lend directly to the public, therefore you must use one of their approved lenders.
